SCOPE OF SERVICES:

 

PROJECT MANAGEMENT:

With our diverse educational backgrounds and work experiences in the land services industry, the JMP staff is seasoned and well prepared to manage your projects from start to finish.

RIGHT-OF-WAY AND FEE PROPERTY NEGOTIATIONS:

Our agents have years of experience in negotiating with property owners and as a result, we have been highly effective in acquiring property rights for our clients.  Being knowledgeable, professional, having patience, and dealing in a respectful manner are the traits needed to successfully resolve difficult issues.

RIGHT OF ENTRY'S:

In most cases, this will be the first time that a landowner will be contacted by a representative of the client.  The tone for negotiations is most often determined at this meeting and as a result it is of utmost importance that a professional agent is used and equipped with the correct permission form for that particular situation.  We have a database of forms, documents, letters and other agreements that we incorporate into each project.  A proven procedure that can save a great deal of time for the overall project.

PROJECT FEASIBILITY AND ROUTING STUDIES:

We have the ability to work with the client in the initial phase of routing their right-of-way project.  Routes are determined by collecting and reviewing data obtained from site review, topography and environmental features, surface limitations and current land values and issues.

APPRAISAL SERVICE:

We have the knowledge to provide our clients with qualified appraisals that meet all applicable state, federal, and private guidelines.  Appraisals will be performed by a MAI that is also State Certified General Real Estate Appraiser.  We also have the capacity to review appraisals done by other appraisal companies on various projects.  Reviews will ensure that appraisals maintain consistency within a project, as well as, adhere to appraisal standards.

EXPERT WITNESS TESTIMONY:

Condemnation and eminent domain are terms that we do not like to mention or discuss with property owners until it becomes apparent that our differences of opinion for just compensation are too far apart to bridge.  Even then, we avoid personality conflicts by parting company in a professional manner.  Each contact with property owners is well documented; this record system coupled with our vast land experience results in our agents being well prepared for those few situations that end up being decided by the court.

LAND DAMAGE SETTLEMENT:

During our many years of experience in the land services profession, we have settled numerous land claims associated with damages caused by contractors.  We have the applicable forms and are qualified to assess, value and settle minor damage concerns.  When necessary, we contract with qualified professionals to determine environmental and larger land damage claims.  Once these are determined, we negotiate the settlements.

ASSISTANCE WITH RELOCATION SERVICES:

This service is only necessary when owners and tenants of commercial and/or residential properties are displaced due to project routing.  Upon this occasion, JMP employs sub-contractors that specialize in this service.

LAND SURVEYS AND MAPPING:

Due to our in-house relationship with McCord Engineering and their draftsmen and GPS operators, we can cost effectively provide our clients with minor mapping and routing work design.  When registered surveyors are required, we will continue to use approved professional land surveyors.

LAND TITLE RESEARCH AND EXAMINATION:

Our personnel are proficient in record examinations of the tax office, appraisal office and of the courthouse, for the purpose of determining surface as well as mineral ownership.  We prepare title reports along with supporting chains of title and flow chart documentation.

TITLE ABSTRACTING:

When title insurance is necessary, title commitments and policies will be obtained by outsourcing through a well respected title company.

OIL AND GAS LEASE PROCUREMENT:

Our staff has over 50 years of in-house experience in the lease acquisition process.  Starting with the initial lease check through the preparation of division orders, we have extensive expertise in preparing mineral take-offs and in negotiating oil and gas leases.  Our experience also includes pipeline/utility easements and settling of surface damages.
